45+ Homes for Sale Across Northern Indiana

45+ Homes for Sale Across Northern Indiana

Most buyers in Northern Indiana are looking at the wrong inventory. They open Zillow, filter by one town, and miss the house two lakes over that fits them better.

The Cavender Team currently has more than 45 homes listed across Kosciusko County and the surrounding region. Lakefront on Wawasee and Tippecanoe. Starter homes in Warsaw. New construction near Winona Lake. Acreage outside Syracuse. Investment property in Fort Wayne.

This is the widest look at what is actually available right now. Here is how to use it.

Why One Team Has 45+ Listings Across Northern Indiana

Most agents list a handful of homes in one town. We list across the whole region because our 30+ agents live and work in every corner of it. Warsaw, Winona Lake, Syracuse, North Webster, Leesburg, Claypool, Pierceton and Fort Wayne.

That matters to you for one reason. When we sit down with a buyer, we are not pushing the three houses we happen to have. We are matching you to the right one out of dozens, and pulling from the full MLS on top of that.

Homes for Sale in Warsaw, Indiana

Warsaw is the county seat and the center of the orthopedic industry. Zimmer Biomet, DePuy Synthes and Medtronic keep the local job market steady, which keeps home values steady.

Our Warsaw listings cover the full range: ranch homes in established neighborhoods, newer builds on the east side near Winona Lake, and updated homes near downtown within walking distance of Center Lake and the Saturday farmers market.

Warsaw is where most first-time buyers in the county start. If you are moving to Warsaw for work, this is the deepest pool of inventory we have.

Winona Lake Homes for Sale

Winona Lake is the most walkable community in the county. The Village at Winona, the trails at Winona Lake Limitless Park, Grace College and the lakefront all sit within a mile of each other.

Inventory here is tight and moves fast. When we have a Winona Lake listing, it is worth seeing the week it hits the market. Living in Winona Lake means paying a little more for a lot more lifestyle.

Lake Homes for Sale: Wawasee, Tippecanoe, Barbee Chain and Beyond

Northern Indiana has more than 100 natural lakes, and Kosciusko County has the biggest of them. Lake Wawasee is the largest natural lake in the state. Tippecanoe is the deepest. The Barbee Chain gives you seven connected lakes off one dock.

Our lakefront listings range from year-round homes with deep water and a sandy bottom to seasonal cottages and channel-front properties that get you on the water at a lower entry price.

What to know before you buy a lake home here:

  • Frontage on the main body of Wawasee or Tippecanoe carries a premium over channel or bay frontage.
  • Pier and seawall condition affects both value and your first-year costs.
  • Many lake properties are on septic and well. Inspections matter more here than in town.
  • Lake homes sell on a different calendar. Spring and early summer is peak. Fall buyers get a better negotiating position.

Syracuse and North Webster Homes for Sale

Syracuse sits on the north shore of Wawasee and is the lake town most people picture when they think of Northern Indiana summers. North Webster anchors Webster Lake and the Tippecanoe chain, with a small-town main street and the annual Mermaid Festival.

Both towns offer something Warsaw does not: in-town homes a short golf cart ride from the water without paying full lakefront prices.

Fort Wayne Homes for Sale

Fort Wayne is the second largest city in Indiana and the reason many of our buyers relocate here in the first place. Parkview Health, Sweetwater, GM Fort Wayne Assembly and a growing downtown keep demand strong.

Our Fort Wayne listings lean toward established neighborhoods on the southwest and northeast sides, plus investment properties near the university corridors.

Rural, Acreage and Investment Properties

Not every buyer wants a subdivision. A portion of our inventory is acreage outside Leesburg, Pierceton and Claypool, plus duplexes and small multi-family in Warsaw and Fort Wayne for investors.

If you are looking for land, a hobby farm setup or a cash-flowing rental, ask. Several of these never show up well on the big portals.
